Tippett Park Phase 2 builds upon the groundwork established by its predecessors, implementing the same community-focused values that are coming to define the Tippett Regeneration Area. Representing another dynamic chance to enjoy a thoughtful and carefully crafted neighbourhood, the 14-storey purpose-built rental building is designed amid a rich network of open spaces and amenities catered to residents’ needs.
The Tippett Regeneration Area at Wilson Avenue and Allen Road implements forward-thinking planning objectives conceived by the City of Toronto and CreateTO. A place where elegant architecture is coupled with inclusionary housing, this new and vibrant community fulfills a critical need for affordable rentals. Collecdev’s commitment to providing homes for all families helped form the framework of the City’s Open Door Affordable Housing Program.
Developed by Shiplake Properties, with Collecdev serving as Development Manager, a contemporary building design from architect gh3* yields a tangible connection to the outdoors. A gentle curvilinear southern edge bounds the adjacent park space, where residents connect and interact with each other. An intelligent massing strategy is employed to limit shadowing on the surrounding area, guaranteeing that all green spaces remain uncompromised. The 29,000-square-foot community park serves as the nucleus of the neighbourhood, providing a central gathering space not unlike traditional European town squares.
Tippett Park Phase 2 will contribute 50 units to Collecdev’s expansive portfolio of affordable housing in the community, ensuring the long-term accessibility of the city. The development is designed around a dedicated municipal road, with a network of pedestrian and cycling routes providing easy travel to Wilson Subway Station, Highway 401, Yorkdale Shopping Centre and the eclectic mix of shops, restaurants and community facilities that encompass the Wilson Heights neighbourhood.
Built by Collecdev Construction, Tippett Park Phase 2 follows in the footsteps of our prior contributions to the neighbourhood, forming a crucial piece of a puzzle shaped by smart city-building, sustainable design, and human interaction.
